History

EVOLV, LLC (EVOLV), sister company of Fraser Forbes Real Estate Services (founded 1995) and S&W Investments (founded 2008), was established in 2022 with one laser-focused goal: to be the #1 build for rent (BFR) company in the Washington, DC MSA.

Formed by senior real estate professionals with over 100 years of combined experience, EVOLV is acquiring newly-constructed homes which eliminates for areas of risk associated with many sponsors: land acquisition, land entitlement, land development, and home construction. Additionally, EVOLV secures comprehensive warranties and HOA coverage.

Since its founding in 2022, EVOLV have evaluated dozens of opportunities and well over 2,000 lots comprised of both attached and detached product in both fee simple and condominium regimes. Most importantly, the majority of these acquisition prospects are off-market and sole-sourced, where we are directly negotiating with the sellers.

Fraser Forbes was the broker of record between Palisades Development and Dream Finders Homes, where Dream Finders purchased the remaining 263 lots of a 449-unit community. Scotland Heights is now actively leasing.
